A lot of my work in Brunswick Forest falls into two categories: move-in work and ongoing maintenance. What New Construction Doesn’t Automatically Give You
Leland’s growth has been almost entirely new construction, and there’s a perception that a brand-new home doesn’t need a handyman. In my experience, that’s not quite right. Here’s what I see regularly in newly built Leland homes:
Builder-grade finishes that benefit from early upgrades. The light fixtures, cabinet hardware, and interior doors in many production builds are functional but generic. Swapping out a builder-grade fixture for something better, adding trim and molding in a room that has none, or replacing hollow-core interior doors are small changes that make a real difference in how a home feels.
The post-move-in punch list. Even in a new home, minor drywall dings from movers, paint scuffs, and the inevitable damage from getting furniture through doorways adds up. I patch, touch up, and make it look like none of that happened.
Settlement cracks. New construction settles, particularly in the first two years. Cracks appear in drywall at corners and above door frames — this is normal, but it looks bad and should be properly patched and repainted rather than just filled with caulk.
Exterior caulk and weatherproofing. Even on a house that’s only a few years old, the caulk around windows and exterior penetrations benefits from inspection. Coastal Brunswick County’s heat and UV exposure break down caulk faster than in more temperate climates.

Check exterior caulk every two to three years. Around windows, doors, and any exterior penetration, caulk is your first line of defense against water intrusion. In this climate, it doesn’t last as long as the manufacturer’s rating suggests.
Keep gutters clear. Even in newer homes with wider gutters and guards, the pollen season in spring and the pine needles and leaves in fall can slow drainage. A clogged gutter in a hard rain sends water behind your fascia boards. Gutter cleaning twice a year is the right cadence for most Leland homes.
